have u try it using BGA. if using BGA can connect to eMMC then the problem would be the ISP sir.
either the isp socket or the ISP pin out sir

sir in the ISP there is switch to select pull up or pull down sir. try adjusting those switch sir

uncheck "direct emmc/isp" and try again even if u use isp. leave config set to auto.
i have the same problem and it work correct when i uncheck.
